Business Opportunity. Seller is selling an LLC holding the remaining development rights for Vista Park Condominiums at Fairway Hills. This includes the rights to build the additional 3 condominium buildings (which includes 24 individual units and basement garage spaces in each building for a total of 72 additional units to be built) as set forth under the Master Deed of Vista Park Condominiums. The size and layout of the buildings and individual units is set forth in the Master Deed. The Master Deed covers the remainder of Block 11 of Fairway Hills PRD, as shown on the plat filed in Plat Book 34, Page 96. The purchase will be in the form of a sale and transfer of 100% membership interest in an LLC holding the development rights. Seller has confirmed with the City of Rapid City that the remaining buildings can be built but Buyer must do their own due diligence regarding current City requirements and what is permitted and required under the Master Deed.
